The Southern California headquarters of defense technology firm Anduril Industries has been listed for sale in a transaction that could fetch roughly $400 million, making it one of the region's largest commercial property sales this year. The 634,000-square-foot campus in Costa Mesa is owned by Invesco and SteelWave, who have retained Eastdil Secured to market the property, and is fully leased to Anduril with about 13 years remaining on the lease. While no asking price has been disclosed, public records suggest a valuation near $400 million, supported by a $251 million mortgage secured on the property in 2025. The offering highlights growing investor appetite for defense-related real estate, as Anduril's rapid growth, multibillion-dollar valuation, and long-term government contracts make it a creditworthy tenant amid broader office-sector weakness. If the sale approaches the estimated valuation, it would easily surpass the $210 million sale of Bank of America Plaza in downtown Los Angeles, the largest office deal completed in Southern California so far this year.
