The research team at CGS International Securities Thailand, or CGSI, recommends overweighting the industrial estate sector, viewing data centres as the key driver of land sales, and selects AMATA as the standout stock. CGSI assesses that the Board of Investment's stricter new criteria will benefit operators with ready infrastructure and renewable energy, with WHA and AMATA together capturing a combined share of data centre investment in Thailand rising from 15.4 percent in 2025 to 56.5 percent in 2037, and expects data centres to account for 39.4 percent of the two companies' new land sales in 2026. Additionally, revenue from supplying water to data centres for WHA and AMATA will increase to 32.7 percent and 5.5 percent of total utility business revenue in 2031, respectively. Meanwhile, WHA's solar energy business could see an additional 33.2 to 41.1 percent boost in 2028 to 2031 from selling renewable power to data centres through direct power purchase agreements.
