Digital Realty has agreed to purchase Blackstone's blended 64% equity interest in three fully leased data centers in Northern Virginia for $3.5 billion, comprising $1.2 billion in cash and $2.3 billion in Digital Realty shares. The portfolio, valued at $7.8 billion on a 100% basis, includes two 96-megawatt facilities in Manassas and one 96-megawatt facility in Sterling, all 100% leased to investment-grade hyperscale customers under 15-year contracts. Digital Realty is buying Blackstone's 80% stake in the Manassas assets and a 50% stake in the Sterling asset, with two centers expected to stabilize in the first half of 2027 and the third in the first half of 2028. The transaction is expected to close on June 30, 2026, and be accretive to Core FFO per share in 2027 and 2028.
