Summary · why it matters

IREN Limited is accelerating its shift from Bitcoin mining to AI infrastructure, with roughly 5 GW of contracted or secured power capacity across the United States, Canada, Spain and Australia as of June 30, 2026, and an announced pipeline exceeding 5 GW led by 750 MW at Childress, 1.4 GW at Sweetwater 1, 600 MW at Sweetwater 2 and 1.6 GW at Kiowa. The company targets 0.5 GW of gross capacity and 0.3 GW of IT capacity in 2026, rising to 1.2 GW gross and 0.8 GW IT in 2027, and has already delivered Horizon 1, its first 50 MW IT deployment for Microsoft at Childress, with Horizon 2-4 targeted for fourth-quarter 2026 delivery. IREN said its 2026 capacity was largely sold out and it was in late-stage discussions for a significant portion of 2027 capacity, with contracted ARR tied to 2026 capacity at approximately $4 billion and recent three-year contracts exceeding $20 million of revenue per IT MW. On financing, IREN secured $3.6 billion of GPU financing at 6% for its Microsoft contract, expected to fund about 96% of associated GPU capex with customer prepayments, and announced another $2.8 billion of GPU financing including $2.4 billion linked to Mackenzie. Fiscal 2026 revenues were $707 million, including $128.8 million from AI Cloud Services, while AI Cloud revenues grew roughly 8X year over year. Among peers, Core Scientific has about 590 MW contracted to CoreWeave with more than $10 billion of projected revenues over the 12-year agreement, and Applied Digital had 1,410 MW of contracted critical IT load across five AI campuses as of May 31, 2026, representing about $36 billion of contracted revenues over initial 15-year lease terms, while its two crypto-hosting facilities continue operating at 286 MW combined capacity.

Rothschild Redburn Initiates Nebius and CoreWeave at Sell

Rothschild & Co. Redburn initiated coverage of neoclouds Nebius and CoreWeave with Sell ratings, arguing credit markets are pricing in risks that equities still ignore. The firm set an $84 price target on Nebius and $54 on CoreWeave. In the same note, it started coverage on six Bitcoin miners that have pivoted into AI infrastructure, Core Scientific, TeraWulf, Applied Digital, Cipher Mining, Hut 8 and IREN, all at Neutral. Rothschild's central argument is that hyperscalers carry more real economic leverage than their balance sheets show once off-balance-sheet commitments are counted, a dynamic the firm says could limit the next leg of AI infrastructure spending. Nebius carries the most downside in Rothschild's view, while CoreWeave has less downside risk but a risk-reward the firm still considers unattractive enough to warrant a Sell.

Bank of America Lifts S&P 500 Target to 7,400, Upgrades Communication Services

Bank of America's US Equity and Quant Strategy team raised its 2026 year-end S&P 500 target to 7,400 from 7,100 and set a 12-month target of 7,800, according to a note dated Sept. 18. The bank is forecasting 33% S&P 500 earnings growth in 2026 and 12% in 2027, and warned that the risk of a sell-off into year-end remains elevated because current multiples imply lower inflation than the US economy is likely to deliver. In its sector calls, the team upgraded S&P 500 Communication Services to marketweight from underweight, closing out a June 2025 downgrade that lasted 15 months; the sector is dominated by Alphabet and Meta, which together make up 78% of the S&P 500 Communication Services weight. BofA now expects cloud revenue at Microsoft, Amazon, Alphabet, and Oracle to outpace capex growth in 2027, though it flagged that uncommenced leases and non-cancellable contractual promises at the hyperscalers rose more than 50% between some recent quarters, well ahead of the more modest jump in debt on their books. Long-term earnings expectations for Info Tech now sit at 43%, an all-time high, while Comm Services growth expectations sit at 16%, which is why BofA prefers the hyperscalers over the chip trade at this level.

Dell Technologies said it booked a record $60.9 billion in AI-server orders and generated $16.4 billion in AI-server revenues in the second quarter of fiscal 2027, exiting the period with a $95 billion backlog.
