Summary · why it matters

SC Asset Corporation Public Company Limited, or SC, plans to close sales of a total of 19 detached house and townhome projects with a combined project value of more than 25.6 billion baht by the end of 2026. Of these, four projects have already been closed and another 15 are close to closing. The remaining inventory across the 19 projects is worth no more than 1 billion baht in total, with each project having only one or two units left. Mongkut Techochalarn, Managing Director of the Low-Rise Property Development and Marketing Business Group, said the company is targeting sales of about 27 billion baht this year, with ownership transfers expected at a similar level. Counting only low-rise residential projects, ownership transfers this year are expected at about 16 billion baht. Nattakit Sirirat, Deputy Managing Director of the Marketing and Innovation Line, said the overall property market has probably passed its lowest point, with ownership transfers in the third quarter of 2026 slowing slightly from government stimulus measures that had accelerated transfers earlier, and the fourth quarter of 2026 is expected to recover on the seasonal sales uptrend. The driver in the second half will be the launch of 19 new projects with a combined project value of about 17 billion baht, particularly between September and December, when 18 projects worth a combined 15 billion baht will be launched, along with eight new home series in 19 locations under the Live and Learn Home concept.
