The national median asking price for homes fell to $430,000 in June, a 2.5% drop from a year ago and the biggest year-over-year decline since Realtor.com began tracking prices in 2017. Realtor.com chief economist Danielle Hale says sellers are pricing more realistically from the start, with buyers responding by making bids. Listing prices fell in the West by 4.0%, the South by 2.5%, and the Northeast by 1.0%, while the Midwest remained flat. However, high-end properties still see aspirational pricing, with some sellers making multiple price adjustments before finding a buyer. The drop comes as more than 65% of households in 39 states and the District of Columbia say they cannot afford a median-priced new home, according to the National Association of Home Builders.
