WHA Premium Growth Freehold and Leasehold Real Estate Investment Trust, or WHART, has announced an investment in the WGCL International Distribution Center, or WGCL IDC, an international-standard distribution center on a strategic EEC site in Map Ta Phut, Rayong Province, with a total value of not more than 2,507.60 million baht. The asset is a high-quality built-to-suit property with a total area of 99,390 square meters, along with a 30-year long-term lease with a leading corporate tenant. After the investment is completed, WHART will have more than 2 million square meters of leasable area under management, and its total asset value will rise to more than 56,000 million baht. On fundraising, WHART will issue and offer newly issued trust units worth a maximum of 1,416 million baht at a maximum offering price of 11.10 baht per unit. Existing unitholders with subscription rights can subscribe between 21 and 25 September 2026, while the general public can subscribe between 28 September and 1 October 2026. The trust expects to pay a distribution of approximately 0.783 baht per unit, representing an estimated distribution yield of approximately 7.05% per year, based on the profit-and-loss statement and distribution payments under a hypothetical scenario for the 12-month period from 1 October 2026 to 30 September 2027, as assured by PricewaterhouseCoopers ABAS Ltd.
