Nippon Building Fund Inc. is an investment corporation established under Japan's Law Concerning Investment Trusts and Investment Corporations. Its sponsors are Mitsui Fudosan Co., Ltd., Sumitomo Mitsui Trust Bank, Limited, and Nippon Building Fund Management Ltd. (NBFM). It was registered with the Kanto Local Finance Bureau of the Ministry of Finance on May 10, 2001, and began acquiring office properties on May 23, 2001. NBF is an externally managed real estate fund, with NBFM as its asset management company handling acquisition, management, leasing, and renovation of office properties. Mitsui Fudosan owns 46% of NBFM, Sumitomo Life Insurance Company owns 35%, and the remaining 19% is mainly held by financial institutions. On September 10, 2001, NBF raised approximately 50,000 million yen through an initial public offering of units, which are listed on the J-REIT section of the Tokyo Stock Exchange. As of June 30, 2025, NBF had ownership or beneficiary interests in 68 office properties with approximately 1,207,586 square meters of rentable office space, leased to 1,545 tenants, with an occupancy rate of approximately 98.6%. The company was incorporated in Japan in 2001 and established on March 16, 2001.
