FPT transfers factories and warehouses to FTREIT for 872.60 million baht

Frasers Property (Thailand) Public Company Limited, or FPT, informed the Stock Exchange of Thailand that it has completed the transfer of assets from the company and its subsidiaries to the Frasers Property Industrial Real Estate Investment Trust and Leasehold Real Estate Investment Trust, or FTREIT, on 16 September 2026. The assets sold comprise 3 factory buildings totaling 3 units with approximately 10,000 square meters of net leasable area, together with land rights totaling approximately 15 rai 3 ngan 32 square wah, located in the Kabin Buri Industrial Zone for 1 building and 1 unit, and in the Rojana Industrial Park Prachin Buri for 2 buildings and 2 units. In addition, there are 2 warehouse buildings totaling 8 units with approximately 31,380 square meters of net leasable area, together with land rights totaling approximately 33 rai 48.1 square wah, located at Frasers Property Logistics Center Wang Noi 2. The total value of consideration from the asset sale is 872.60 million baht, while the appraisal prices from 2 independent appraisers, using the income approach, range from approximately 872.9 to 878.4 million baht.

MMM to Manage Sales of KLOS Ratchada 7 Worth 140 Million Baht

FTREIT Unitholders Approve 2.78 Billion Baht Investment to Acquire New Assets

FTREIT unitholders have approved the investment to acquire high-potential assets from Frasers Property Thailand, with a value not exceeding 2,784.40 million baht. They also gave the green light for the fifth capital increase to expand the total portfolio to exceed 55,000 million baht. The acquired assets comprise 5 factory buildings and 4 warehouses, totaling 9 buildings (21 units) in Phra Nakhon Si Ayutthaya, Prachinburi, Chonburi, and Rayong provinces. These are freehold properties covering over 130,000 square meters, bringing the total managed area to over 2.5 million square meters. The transfer of assets will begin from September 2026 to January 2027, and the trust will offer up to 182 million new units. The entire process is expected to be completed by early 2027.

FPT and FTREIT close 4.3 billion baht bond sales with demand up to 3.5 times

Frasers Property Thailand, or FPT, and the Frasers Property Thailand Industrial Freehold and Leasehold Real Estate Investment Trust, or FTREIT, have successfully offered bonds worth more than 4.3 billion baht in total. FPT bonds worth 3.1 billion baht were oversubscribed by 2.3 times, while FTREIT bonds worth 1.2 billion baht were oversubscribed by 3.5 times. Both instruments received an A rating with a stable outlook from Tris Rating Company Limited. Proceeds will be used to repay existing debt to reduce financial costs and improve capital management efficiency. Mr. Huat Chiang Lim, Chief Executive Officer of FPT, said the success reflects investor confidence and helps strengthen the financial structure. Mr. Poomiphat Arunthamkul, Managing Director of Frasers Property Industrial REIT Management Thailand Company Limited, as manager of the FTREIT trust, said Thailand's industrial and logistics sector is supported by foreign direct investment and production base relocation from future industries such as digital technology, electronics, and automotive.

FTREIT reports occupancy rate surges to 92.5% on foreign demand shifting production base to Thailand

FTREIT reported an average occupancy rate of 92.5% for the first nine months of fiscal year 2026, up 2.6% from the same period last year, supported by a continuous wave of foreign capital relocating production bases to Thailand amid global geopolitical tensions. Mr. Phumphar Arunthamkul, Managing Director of FIRM as the REIT manager, disclosed that many multinational operators are turning to leasing factories and warehouses instead of building their own, in order to control capital expenditure and maintain flexibility, resulting in strong growth in leasing demand for FTREIT. Target industries relocating include digital, electronics, electrical appliances, automotive and parts, aligning with the outstanding expansion in investment promotion applications from the BOI. To meet rising demand, FTREIT is preparing to invest in additional assets from Frasers Property Thailand group worth a total not exceeding 2.78 billion baht, subject to unitholder approval on 26 August 2026. For the first nine months, total revenue reached 3.37 billion baht, up 6.7%, and net investment profit was 2.29 billion baht, up 8.9%, with a third-quarter dividend declared at 0.1955 baht per unit, bringing the cumulative three-quarter payout to 0.5850 baht per unit.
