Service Properties Trust is a real estate investment trust with $9.7 billion invested in two asset categories: service-focused retail net lease properties and hotels. As of June 30, 2026, SVC owned 745 service-focused retail net lease properties totaling over 13.5 million square feet across the United States, and 93 hotels with over 21,000 guest rooms in the United States, including Puerto Rico, and Canada. SVC is managed by The RMR Group, a U.S. alternative asset management company with over $37 billion in assets under management as of June 30, 2026, and 40 years of institutional experience in buying, selling, financing, and operating commercial real estate. SVC is headquartered in Newton, Massachusetts, was established in 1995, and was incorporated in Maryland.
