Xenia raises 2026 adjusted EBITDAre midpoint to $273 million

Xenia Hotels & Resorts raised the midpoint of its full-year 2026 adjusted EBITDAre guidance by $7 million to $273 million. The company also increased its RevPAR growth midpoint by 150 basis points to 5.5%, while total RevPAR growth guidance was raised by 75 basis points to 5.75% at the midpoint. Adjusted FFO per diluted share is now expected at $2.02 at the midpoint, an increase of $0.08. The guidance increases follow second-quarter same-property RevPAR of $206.54, up 5.6% from a year ago, driven entirely by rate. Xenia completed the sale of the 85-room Kimpton RiverPlace Hotel in Portland for $11 million, and reported quarter-end total liquidity of $612 million, including $112 million in cash and a fully undrawn $500 million revolving credit line.
