Alpha Compute Corp. has secured $47 million in seller financing for its planned natural gas-powered AI data center campus in northern Pennsylvania, cutting the cash due at closing to $8 million against a $55 million base purchase price. Under a First Amendment to the August 11 Binding Term Sheet, the sellers will finance the remaining $47 million through a seller note carrying 6.00% fixed interest, interest-only monthly payments, a five-year maturity with a balloon payment, and no personal recourse or guaranty. The note is secured solely by a first-priority purchase-money mortgage on the roughly 350 aggregate surface and pore-space acres and approximately 1,800 net unleased Marcellus mineral acres in Tioga County, while data center, power generation and compute assets are expressly excluded from the collateral. The transaction remains a greenfield project with no operating capacity; the 200 MW figure represents planned capacity, with potential expansion to 1 GW, and closing remains subject to due diligence, definitive agreements and regulatory approvals. Alpha Compute also joined the Pennsylvania Chamber of Business and Industry, which represents more than 12,000 member businesses.
