INEA raises 2026 cash-flow guidance to €5.9–€6.5 per share

INEA has raised its full-year 2026 cash-flow-per-share guidance to a range of €5.9 to €6.5, up from the €4.6–€5.0 range announced at the start of the year, driven by an acceleration of asset disposals. The French regional office and business-park REIT reported first-half 2026 gross rental income of €38.8 million, down 5.5% year-on-year due to the ongoing disposal programme, while like-for-like rental income slipped just 0.7%. The portfolio value stood at €1,195 million at 30 June 2026, with a stable average capitalisation rate of 6.50%, and the EPRA net tangible assets per share fell to €46.4 from €48.8 at end-2025, partly reflecting the €2.70 dividend payment. Net debt reached €602 million, and the loan-to-value ratio rose to 53.8% from 52.3% at end-2025, though the company expects it to approach the 50% target by year-end once planned disposals are completed. The board also renewed Philippe Rosio as Chairman and CEO and Arline Gaujal-Kempler as Deputy CEO for three-year terms.
